Reservation Information
Please read these policies in its entirety. If you have any questions, please ask before making your reservation. We know you want to come and enjoy a worry-free vacation, and we strive to make that happen for you.
- Standard Rates
Rates are based on a double occupancy (2 people) and are subject to change without notice. Villa Aqua’s rate is based on 4 and Villa Grande is based on 6 people. A deposit of 50% is required to confirm your reservation. The balance is due 30 days upon arrival and is automatically processed on the card on file, unless otherwise notified. Minimum stay requirements may be in effect. Room rates subject to sales tax of 12.5%.
Cancellations prior to 30 days are subject to a $25 cancellation fee. Deposits are non-refundable for cancellations made less than 30 days.
- Holidays and Special Events
Higher rates apply during special events and holidays. These events include, but are not limited to, Fantasy Fest, Christmas, New Year's, Parrothead, Hemingway Days, Sailboat Races, Powerboat races, all National holidays, etc. A deposit of 50% is required to confirm your reservation. The balance is due 30 days upon arrival. Minimum stay requirements may be in effect. Room rates subject to sales tax of 12.5%.
Cancellations prior to 60 days will result in a $50 to $100 cancellation fee. Cancellations for these events in less than 60 days results in a forfeiture of your 50% deposit.
- Extra Guests
You are welcome to bring guests, occupancy permitting, however we require $25/night for each additional person and advance reservations. For holidays and special events, extra people are $50 to $100/night.
- Check-in process
The office is located at the Old Town Manor at 511 Eaton St. The front desk is open from 8 A.M. to 8 P.M. Monday-Friday and 8 A.M. to 6 P.M. Saturday and Sunday. Check-in is available after 4 P.M.. If you are checking in after 6 P.M. or have special needs, let us know in advance. When booking your room, please provide us with your cell phone number, arrival times and flights.
- Cleaning
Your Villa is equipped with basic cleaning supplies for the occasional spill or accident. Please make sure to keep the house reasonably clean to avoid pests and critters that are common to South Florida. You are expected to leave the property without damage, dirty dishes, or undisposed garbage. Any excess damages may incur additional fees.
- Smoking
We are a non-smoking facility. Smoking is not permitted in the rooms. There is a $200 fee for smoking indoors. However, guests are allowed to smoke outdoors on porches, balconies and in the gardens. Please be respectful of non-smoking guests who may suffer from allergies. Please dispose of cigarette butts properly.
- Accepting packages
We can accept packages on behalf of our guests within 7 days of arrival. We require signature receipt upon delivery. The package MUST be addressed to the name of the guest whose name is on the reservation. If the name does not match our reservation, we will refuse delivery for security purposes. There is a $10 handling fee per package under 25 pounds. Over sized packages may also be received, but will incur additional fees.
- Pets
Pets are not allowed. We love dogs and cats and all creatures, but the rule is for the safety of those guests who may suffer allergies. However our B&B property at the Old Town Manor allows dogs so call our front desk and ask about availability.
- Unwelcome groups
We reserve the right to refuse accommodations including bachelor/ette parties and Spring Breakers. Should we refuse accommodations we do not offer refunds for deposit and outstanding nights.
- Inclement weather/Medical issues
We do not offer refunds on deposits or trips canceled due to bad weather, regardless of a snow storm up north or a hurricane in the south. We also cannot offer refunds due to medical reasons or inconveniences. We strongly suggest using a travel insurance company for a few extra dollars to ensure peace of mind.
