Policies
Please read these policies in its entirety. If you have any questions, please ask before making your reservation. We know you want to come and enjoy a worry-free vacation, and we strive to make that happen for you. Accepting these policies helps us help you achieve the perfect level of vacation.
- Standard Rates
Rates are based on a double occupancy (2 people) and are subject to change without notice. Villa Aqua’s rate is based on 4 and Villa Grande is based on 6 people. A deposit of one night is required to confirm your reservation. The balance is due upon arrival.
Cancellations made more than 21 days prior to your arrival date are subject to a $25 cancellation fee. Deposits are non-refundable for reservations or cancellations made in less than 21 days.
- Holidays and Special Events
Higher rates and minimum stays apply during special events and holidays. These events include, but are not limited to, Fantasy Fest, Christmas, New Year’s, Parrothead, Hemingway Days, Sailboat Races, Powerboat races, etc. A deposit of 50% is required to confirm your reservation. The balance is due upon arrival.
Cancellations for these events in less than 60 days results in a forfeiture of your 50% deposit. Cancellations prior to 60 days will result in a $50 cancellation fee.
- Extra Guests
You are welcome to bring guests to share in your Key West experience; however we require $25/night for each additional person. For holidays and special events, extra people are $50/night.
- Discounts
Discounts are available for mid-week and full week stays. Discounts may not be available for holidays and special events.
- Minimum Stays
Minimum stays applies to Villa Grande all year round as 3 nights. During the Value season (May – December) a minimum 2 night weekend stay is required for all Villas. During the High season (January to April), a 3 night weekend stay in required for all Villas
- Tax
Room rates subject to sales tax of 11.5%.
- Check-in process
The front desk is open from 9am to 7pm at the Old Town Manor. If you are checking in after-hours or have special needs, let us know and we’ll set you up with a late check-in. When booking your room, we will ask for a cell phone number and approximate time of arrival. We promise not to give these bits of information to your mother, but it will help us track you down should there be any weather or travel delays to the Keys.

- Pets
Pets are not allowed. Pets are not allowed. We love dogs and cats and all creatures, but the rule is for the safety of those guests who may suffer allergies.
However our B&B property at the Old Town Manor allows dogs so call our front desk and ask about availability.
- Unwelcome groups
We reserve the right to refuse accommodations to bachelor/ette parties and Spring Breakers. We are a small property and are not equipped to service these events. We know first-hand the extent of potential damage even for the “well-behaved” groups regardless of gender. Should a room be reserved to host this type of event you will be asked to leave with no refund for deposit and outstanding nights.
- Inclement weather
Living and visiting the Florida Keys is always under threat of bad weather. We unfortunately cannot offer refunds on deposits for trips cancelled due to bad weather, either here in Key West or your city of origin. We strongly suggest using a travel insurance company for a few extra dollars to ensure peace of mind.
